Deck Maintenance Consultations in Seattle

A deck in Seattle lives in one of the hardest climates in the country for exterior wood: nine months of rain, moss, shade from big firs, and then two months of hot sun. Most decks here fail not from age but from neglect of small things — a clogged gap, a loose ledger flashing, a post base sitting in wet soil. Alexandria Builders offers deck maintenance consultations so you know exactly what your deck needs this year, what can wait, and what is a safety issue.

What a Maintenance Consultation Includes

A consultation is a 45–60 minute on-site inspection by a deck builder — not a salesperson — followed by a written report with photos. We check:

  • Structure: ledger attachment and flashing, joist hangers, beam-to-post connections, post bases, footings, and any signs of movement or sag.
  • Rot and decay: we probe the ledger, rim joists, stair stringers, post bottoms, and the underside of boards where moisture collects.
  • Railings and stairs: guard height and strength, picket spacing, loose posts, stair rise/run consistency, handrail grasp.
  • Decking surface: cupping, splitting, raised fasteners, soft spots, moss and algae growth, finish condition.
  • Drainage: board gaps, slope, downspout discharge, and soil contact.
  • Composite-specific issues: mold in the gaps, scratched or chalking boards, expansion gaps closing up, fastener failure.

You get a prioritized list: fix now (safety), fix this season (stops damage from spreading), and plan for (resurfacing, railing replacement, full rebuild) with honest cost ranges for each.

A Realistic Maintenance Schedule for the Pacific Northwest

Every spring: clean the surface, clear every gap, cut back vegetation, check for soft spots and loose fasteners.

Every 2–3 years (wood decks): clean, brighten, and re-stain or re-seal. Semi-transparent oil stains on cedar typically last two to three Seattle winters; solid stains last longer but are harder to redo.

Every year (composite decks): wash with a composite-safe cleaner; treat moss and mildew in the shade side.

Every 5 years: have a builder look at the structure, especially the ledger. Ledger failure is the most common cause of deck collapse and it is almost always invisible from above.

When Repair Beats Replacement — and When It Does Not

If the framing is sound, a deck with worn boards and a tired railing can be resurfaced and re-railed for roughly 40–60% of the cost of a new deck, and it will look new. If the ledger, beams, or posts are rotted, resurfacing is throwing money at a structure that will have to come down anyway. We will tell you which case you are in, and we will show you the probe marks and photos so you can see it yourself.

For repair, staining, and restoration work, our sister site Deck Repair WA covers every service in detail. For a full rebuild, you are already in the right place.
